-Maybe it’s a kitchen with an island, an open floor plan, space for an office, lots of light, each kid having their own room, a deck, enough room to entertain my family and guests, room for washer and dryer, etc.
-What’s not working about your current home?
-Of the homes you’ve seen and liked, what was it specifically that you liked?
-What are the pros and cons of this floor plan? Can you live with those?
-What would be nice to have, but you could live without if you had to?

Signing Day
Now you’re ready to sign the paperwork that records you as the new owner of your home. This may consist of state documents, lender documents, and title work. Depending on if you are buying land or not, we may do all of this at our office or we may close at a title company.

Site Preparation
Open your driveway
Remove fences and cut trees and brush to make a clear path for your home
Find out if burning is allowed or if haul-off of debris will be required

Takes 1-3 weeks
Base Pad
After trees are removed, they need to bring in dirt to prevent water from settling under the home.
What kind of foundation are they going to build?

Takes 3-5 days to schedule, 1-2 days to deliver and spread dirt
We highly recommend having the pad built pad 2-3 weeks before closing so soil has time to settle

Home Delivery
They should contact a sales consultant to schedule it 1-10 days out from when you want it completed. Takes 1-2 days to block, level and tie down, weather permitting
Give us enough space to deliver the home onto the property
Customer's responsibility to trim back branches and trees on their property. Otherwise getting scratches or rubbing along the siding or roof is going to happen.
Accounts for truck space and then some for the home to be maneuvered into its position
Delays
-Weather-TXDOT routing and road closures
-Driver's sick-General communication issues with drivers in the industry
Note: Homes don't always get delivered on a scheduled day. There are a lot of factors that can cause delays and we need customers to have that expectation that it may take a few days to get it done.
Frustration with expecting a perfect and move-in ready home upon delivery or within a short time frame thereafter. This isn't Amazon Prime. We are delivering a house! These homes come with stress cracks from being moved 60 MPH down the road and many miles.
Even though you aren't building a site-built home, this is still like a "construction zone"
-Loose trim is common

-Ceiling pieces get cracked or fall
-Doors don't shut right
It takes time for the home to settle. We usually recommend 60-90 days to allow for settling of the dirt and then submitting requests at that time.
If you’re getting financing, once the home is delivered, you need to call the bank to fund your loan
Hook Ups
Takes 3-5 days to schedule a plumber and an electrician, separately.
Typically 1 day for water/sewer to be hooked up and 1 day for electricity to be hooked up
Have power pole and water/sewer taps readily accessible
Trim Out
Takes 3-5 days to schedule, then 2 days to complete once work is started
They need to call us to schedule the trim out after their loan has funded.
Can also take care of some warranty items while our contractors are out there
AC/ Skirting/ Decks
Takes 5-7 days to schedule
